NNN REIT, Inc. (NYSE: NNN) reported Q2 2026 AFFO of $0.90 per share, an increase of 5.9% year over year. Occupancy increased to 99.1%, and NNN closed on $291 million of investments at an initial cash cap rate of 7.3% with a weighted average lease term of 17.9 years. Guidance for 2026 AFFO per share increased to a new range of $3.55 - $3.59 and acquisition volume was raised to a new range of $700 - $800 million.
